Yes, you can obtain a residency visa when you purchase property in Dubai. Since May 2019, a new long-term residency scheme and Golden Visa were launched, allowing foreigners to live, work, and study in the UAE without the need for an Emirati sponsor.

Dubai property visas can be issued against residential properties purchased in a freehold area (apartments, serviced apartments, villas, townhouses) and/or commercial properties (hotel rooms, hotel apartments, offices, warehouses).

To be eligible for a two-year visa through property purchase, the following conditions apply:

  • The property must be completed and handed over to you.
  • The property’s value must be AED 750,000 or more.

You are eligible for a UAE investor visa as long as your total investment is AED 750,000 or more across up to three properties. If multiple individuals own the property, all can apply for a Dubai investor visa as long as their individual share is equivalent to AED 750,000 or more of the purchase value. If the property is jointly owned by a husband and wife, a certified marriage certificate must be provided.


Types of Visas for Real Estate Investors in Dubai

There are three main types of visas for property investors in Dubai:

1. Six-Month Multiple-Entry Dubai Property Visa

This visa has a lower cost and can be obtained quickly. However, it does not provide you with an Emirates ID, so it’s technically similar to a Dubai tourist visa. The six-month visa can also be used to facilitate the completion of a Golden Residence application.

2. Two-Year Dubai Property Visa

This visa is issued for a period of three years and can be renewed before or after its expiration for a nominal fee. The Dubai Land Department (DLD) announced a reduction in the minimum financial requirement for applying for the three-year investor visa from AED 1,000,000 (US205,000)**. This visa offer is only available when purchasing a ready-to-move-in residential property. If you intend to purchase an off-plan property, you will only receive the two-year visa after all construction work is completed and the property is ready for occupancy.

3. Dubai Golden Residence

If the total value of your property is more than AED 2,000,000, you will receive a 10-year UAE Golden Residence.
